LIST OF REPAIRS:
First Floor: (bid to incorporate and include all work shown on plans)
Note: the entire first floor has been stripped to the studs and to the sub-floor.
Drywall / Insulation
Remove any fasteners left behind on the studs and joists from demolition work.
Insulate the entire first floor with 3“ closed cell spray foam. Include the perimeter of the
Utility Room adjacent to the crawl space and exterior wall and the ceiling areas open to
the attic areas and the two walls of the second floor adjacent to the attic area.
Install 1/2” drywall on all ceiling and walls on first floor including any new
framing/reconfiguration work – except in bathroom.
Hardwood Flooring
Repair broken and soft 1” x 6” sub-floor boards throughout the first floor.
Remove any fasteners left behind from the removal of the previous flooring.
Install #15 building paper over the entire first floor or manufacturer’s recommend
product.Install ¾” tongue and grove oak flooring in front room, dining area, first floor
bedrooms (2) and first floor hall way. Sand hardwood flooring and install 2 coats of
polyurethane product. Install new wood shoe molding around perimeters of all floors
and install polyurethane on molding.
Install 3 ¼” paint grade wood baseboards around perimeter of all rooms except
bathroom.
HARDWOOD FLOORING TOTAL $________________
Alternate No. 1
Install ¾” plywood over subflooring in two (2) first floor bedrooms in lieu of hardwood.
(No finish flooring to be included). Install new 8” pad and carpet.
Carpet – max $3.00 a sq. foot. City to choose color and style.
